Initial lease terms range from 1 to 15 months, with month-to-month options available upon renewal.

Yes, one guarantor per unit is allowed if income requirements aren't met. Guarantors must have 4× the monthly rent.
Applicants must have a gross monthly income of 2× the base rent. Multiple leaseholders’ combined income may also qualify.
No minimum credit score is required. Approval is based on income, credit history, rental history, background check, and identity verification.
Applicants need a verified photo ID, proof of income, signed lease, renters insurance, completed pet screening (if applicable), and utility confirmation.
Yes, provide a 60-day written notice and pay a lease termination fee equal to two months’ rent. Any lease concessions must be repaid.

Rent, Payments & Fees

Rent is paid online through the resident portal via BILT, earning rewards points redeemable for travel or rent credits.
Yes, a 5% late fee is applied on the 8th of each month for Echo Ridge residents.
Yes, a $500 or full month’s rent refundable deposit is required, with an optional Jetty Bond alternative available.

Utilities & Monthly Charges

Residents pay water, sewer, trash, valet trash (if applicable), pest control, and electricity. Electricity is set up with Xcel Energy. 

To select your perfect home: check availability, select your desired move-in date and preferred lease term, then select view details to view monthly fees.

Utilities are billed monthly, with electricity paid directly to Xcel Energy by residents.
Wi-Fi is available in the community lounge; residents must set up in-unit internet independently.
Routine and non-emergency requests can be submitted via phone, email, in person, or the resident portal. Urgent requests are addressed by on-call staff.

Pet Policy

Yes, Echo Ridge is pet-friendly, allowing up to 2 dogs or cats per unit are allowed. Service animals are exempt from breed restrictions.

There is no weight limit. The following breeds are generally prohibited:

• American Staffordshire Terrier/Bull Terrier (aka Pit Bull)
• Presa Canario
• Chow Chow
• Doberman Pinscher
• German Shepherd
• Great Dane
• All Husky & Malamute breeds
• Rottweiler
• Wolf/Restricted breed mix

Amenities include 24-hour fitness center, free weights, Peloton bikes, two pools, off-leash dog park, EV charging stations, clubhouse, media room, and business center.

The clubhouse is not available to rent. Pools, grills, and veranda areas are open for resident use.

Parking

Yes, surface lot parking is open/unassigned. Carports are $60/month; detached garages are $175/month with a waitlist.
Yes, each vehicle requires its own rented space, including carports and detached garages.

Move-Out & Lease Renewal

Provide an official move-out date, reason, and forwarding address to the management office. Keys must be returned by end of business day.
A final bill will be emailed within 7 business days of move-out to the addresses on file.

Renewal offers are emailed approximately 75 days before lease expiration and available in the resident portal.

Yes, residents can choose a month-to-month lease option upon renewal with a 30-day notice.
Roommate additions or releases require property manager approval and income verification of remaining leaseholders.
